- Markham

- Ajax
- Availability 9.5%, asking net rent $17.02 PSF, highway access Highway 401 direct access. Population 126,666, labour force 68,525. Highest availability in the East market at 9.5%; absorption dipped slightly this quarter after a strong run.
- Pickering

What Harjaap Handles Across the Region
Leasing Warehouse and Distribution Space
Most lease requirements in the region come down to three variables: clear height, truck court depth, and how far the fleet has to travel each day. Modern 32-foot and 36-foot buildings with 180-foot courts sit in a handful of corridors, and older 20-foot to 24-foot stock sits almost everywhere else at materially lower rent. Fixing the specification first, then testing it across corridors, is what keeps a search from stalling on the first building that looks close enough.
3PL and Logistics Requirements
Third-party logistics operators compete for the same buildings as e-commerce fulfillment and national distribution, usually on compressed timelines tied to a contract award. Dock counts, trailer parking, and yard depth decide viability faster than rent does. Industrial Condo Units for Rent and Sale
Industrial condo and strata units are how smaller operations, typically 2,000 to 15,000 SF, get into ownership without a freehold purchase. Supply is thin and turnover is quiet, so units frequently trade through ownership relationships rather than a public listing. For a growing business weighing a lease renewal against buying, the condo market is usually the first thing worth pricing out properly.

Owner-occupiers buy for the same reason investors do: supply is structurally constrained and well-located buildings are effectively irreplaceable.
